Custom Build Process
Choose Your Lot
- Reserve a lot by placing a refundable deposit on the home site.
- If you already own a lot, we can build it on it too.
Design Meeting
- Meet with the architect/project manager to decide on the plan design and customization.
- Determine major structural and mechanical items needed for a building permit.
- Discuss initial pricing based on approved details.
- Spec out house (bid how you want)
- Discuss materials you want and bid for those items
Purchase Agreement
- Sign a purchase agreement based on base pricing and any required structural changes.
Survey and Permit
- Place survey stakes on the lot site.
- Apply for a building permit with the city after approval of structural details.
Let’s Build!
- Construction begins upon receiving the city building permit.
Preparation of the Building Site
- Clear, level, and excavate the lot as necessary for construction.
Spec Meeting
- Finalize finer details such as exterior colors, places to go for selections, interior selections/subcontractor, and selection guide book.
Vendor Meetings
- Visit showrooms to make selections in person.
Construction Phases
- Excavation : Footings and basement are dug.
- Framing : Exterior walls and roof are installed.
- Exterior Finish : Weather-dependent completion of the exterior.
- Electrical/ Low Voltage Selections : Walkthrough with the electrician and low voltage company.
- In the Walls : Installation of electrical, plumbing, HVAC, and low voltage lines.
- Drywall : Hanging sheetrock, taping seams, and texturing ceilings.
- Paint : Spray a primer to the walls and paint the ceilings
- Flooring – Part One : Installation of wood, vinyl, and tile flooring.
- Woodwork : Delivery and installation of cabinets, doors, and millwork.
- Interior Finish : Paint or stain all of the woodwork and walls
- Flooring – Part Two : Installation of any carpeting chosen.
- Getting Close : Installing shelving, appliances, and thorough cleaning.
Orientation
- Job supervisor conducts a walkthrough, provides information, and addresses questions.
Closing
- Homeownership is finalized in the closing process.
